What is the manufactured home worth?

Order a 2-year history of sales data for any California park or community. Choose a one-time individual report, or member access for ongoing use.

Manufactured homes are not valued by price per square foot alone. A useful comparison looks for recent sales in the same community or a genuinely comparable market, then considers the home’s year, manufacturer, size, condition, location, improvements, and transaction details.

This service provides access to California comparable sales data and title information reports. Choose an individual report for a one-time need or membership access for recurring professional use.

Using the data

What a comparable sales report can and cannot tell you

A report can help a buyer, seller, agent, dealer, appraiser, broker, or lender locate reported sales that may deserve closer review. It is a starting dataset, not a final value conclusion.

A newer double-wide manufactured home with a covered porch beside an older single-wide with a metal awning, on the same community street in Southern California
Two homes on the same street can differ in age, size, section count, condition, and additions, which is why a sale price needs context before it is used as a comparable.

Review more than the sale price

  • sale date and market conditions at the time;
  • same community versus a different location;
  • single-section or multi-section construction and total size;
  • home year, manufacturer, floor plan, and condition;
  • renovations, porches, carports, garages, sheds, and other improvements;
  • interior or perimeter location, view, yard, and homesite features;
  • whether furniture, concessions, repairs, or other terms affected the price; and
  • differences in space rent or community terms that influence buyer demand.

A comparable sales report is not an appraisal or a guarantee of value. Financing decisions may require a separate appraisal or value review that satisfies current program standards.

FAQ

Frequently asked questions

What is a manufactured home comparable sales report?

A comparable sales report provides information about reported manufactured home sales in a selected California park or community during the covered period. It can help users identify potentially relevant sales and market context.

Is a comparable sales report the same as an appraisal?

No. A sales-data report is not an appraisal, broker price opinion, guarantee of value, title report, or loan approval. A qualified appraiser or other authorized professional may make adjustments and reach a value conclusion using the property and an appropriate scope of work.

Why can two manufactured homes in the same community have different values?

Differences can include year, manufacturer, size and sections, floor plan, condition, renovations, location within the community, views, lot features, carport or garage, porches and additions, included personal property, and the date and terms of each sale.
