Your monthly cost has two main parts. The loan payment (estimate it with our calculator — educational estimates, not offers) plus space rent set by the community. Add utilities, and that’s your true monthly number. Compare communities on this total, never on home price alone.
The community approves residents. Separate from the loan, each park reviews applicants against its own criteria. Both approvals — theirs and the lender’s — must finish before you move in.

Seven questions to ask any community you tour

- What is the current space rent, and what were the increases over the past few years?
- What does space rent include — water, sewer, trash, amenities?
- What are the age rules — all-age or 55+ — and who’s allowed to live in the home?
- What does resident approval require, and how long does it take?
- What are the pet, parking, and guest policies?
- Are there rules about the home’s age, condition, or appearance for incoming buyers?
- What happens when I eventually sell — can the home stay in the community?
The answers vary more than first-time buyers expect, and they shape both your monthly budget and your future resale. Any community that answers them plainly is telling you something good about itself.
